New IREC Agency Disclosure Brochure Effective July 1, 2025

The Idaho Real Estate Commission (IREC) has released an updated Agency Disclosure Brochure effective July 1, 2025. This important resource helps consumers clearly understand the nature of relationships they may have with brokerages during real estate transactions.

The brochure highlights the key differences between being a Customer and becoming a Client:

  • Customers: If you choose to remain a customer, a brokerage is not obligated to keep your information confidential or to actively promote and protect your interests.
  • Clients: By signing a Representation Agreement and becoming a client, you gain access to dedicated brokerage representation. In Idaho, client representation options include Single Agency and Limited Dual Agency:
    • Single Agency: Your brokerage represents only your interests, whether you’re buying or selling. They are fully dedicated to advocating for you and cannot represent the other party in your transaction.
      • For Buyers: Your brokerage seeks suitable properties matching your needs, negotiates favorable terms, and advises you to consult appropriate professionals.
      • For Sellers: Your brokerage actively searches for qualified buyers, negotiates favorable terms, and verifies buyers’ financial capabilities.
